Key Objectives
As a Real Estate Legal Assistant at PassGo, you'll be responsible for:
- Preparing real estate documents for residential purchase, sale, and mortgage transactions in Alberta.
- Meeting requirements for lender approval for mortgage funding.
- Addressing any issues that arise on closing day, seeking the supervising lawyer's confirmation on the course of action if necessary.
- Sending out funds and reporting to lenders and clients.
- Preparing and sending documents for registration at the Land Title Office.
- Contributing to feedback and implementation of process improvements.
Competencies
The ideal candidate will have:
- Experience in completing residential purchase, sale, and refinancing transactions involving single-family dwellings, condos, leasehold property, vacant land, and mobile homes in Alberta.
- Managed transactions involving a range of buyers and sellers, including corporations, attorneys, administrators, and executors.
- Primary utilized a real estate conveyancing platform for document preparation. Knowledge of Lawyer Done Deal and/or Prolegis is considered an asset.
- Competency in analyzing land title searches, identifying permitted and unpermitted encumbrances, and various types of registered charges on title.
- Proficiency in preparing mortgage documents for all types of lenders, including institutional, monoline, and private lenders.
- The ability to prepare mortgages and submit funding requests through Unity, Lender Centre, and Lender Lawyer Connect (LLC).
- Knowledge of land titles and lender requirements for virtual signings.
- Capability in handling PDFs, including extracting and merging documents.
- Confidence in reviewing vendor trust packages to identify and resolve issues related to undertakings, statement of adjustments, and land title documents.
- The capability to manage common transaction issues, such as late closings and cleaning/repair concerns, with minimal lawyer supervision.
Education and Experience
- At least 2 years of full-time experience in Alberta completing purchase, sale, and refinance transactions.
- Able to manage a file load of 30+ transactions per month.
