The Position


This is a senior leadership role responsible for overseeing all operational aspects of a complex. As a key member of the leadership team, the Senior Operations Manager provides strategic, technical, and financial oversight across operations, capital planning, and stakeholder management. The role requires deep experience managing building systems and leading multidisciplinary teams.


Key Responsibilities Include:


  • Provide senior leadership and oversight of all property operations
  • Lead, mentor, and develop a multidisciplinary operations team
  • Interpret and apply a wide range of legal and contractual materials
  • Develop and implement SOPs, preventative maintenance programs, and specialized initiatives
  • Oversee mechanical, electrical, HVAC, and building automation systems
  • Lead utility and energy optimization initiatives, sustainability reporting, and oversight of new system implementations
  • Negotiate, manage, and renew complex service contracts and project contracts in collaboration with legal and internal stakeholders
  • Oversee landlord work, capital projects, and full tenant fit-out processes from planning through delivery
  • Prepare and manage operating budgets across multiple cost centers and develop multi-year capital plans
  • Collaborate with internal teams and external stakeholders
  • Support future development phases and long-term asset strategy



The Requirements


  • 10+ years of progressive operations or facilities management experience.
  • Minimum of 5 years in a leadership management role in complex, large-scale or mixed use environments.
  • Relevant undergraduate degree or college/technical diploma paired with extensive hands-on operational expertise.
  • Proven track record of building great teams. You know how to coach people, help them improve their technical skills and create a culture where everyone strives for excellence.
  • Strong technical knowledge of electrical/mechanical systems, maintenance and building automation systems, environmental health and safety compliance requirements.
  • Understanding of preventative maintenance, service related software programs and the ability to adopt new technologies to enhance system efficiencies.
  • Extensive experience managing operating budgets, capital expenditures and multiple vendor contracts.
  • Demonstrated ability to lead multiple operational projects using strong organizational skills to plan and track projects from start to finish.
  • Knowledge and understanding of applicable federal, provincial, and municipal legislation and regulations pertaining to the area of operations (i.e. ASHRAE, Building Code, Electrical Code).
  • An honest and open communicator who can listen to different perspectives and find a practical, common sense solution that moves the business forward
  • Computer proficiency in Word, Excel and Gmail
