Based out of our Victoria office and reporting to the Vancouver-based VP, Property Management, this role combines team leadership, operational oversight, and tenant relations, offering the opportunity to impact the quality of our communities directly.</p><p>Join us to drive continued excellence in property management and create welcoming, well-run communities that residents proudly call home.</p><p></p><p><strong>Key Responsibilities</strong></p><p><strong>Portfolio & Building Operations</strong></p><ul><li>Manage a portfolio of 500-800 residential units.</li><li>Recommend and coordinate maintenance, repairs, and capital requirements.</li><li>Perform ad-hoc property management duties, as assigned.</li></ul><p><strong>Leadership & Team Management</strong></p><ul><li>Lead a team of 10–15 site employees, acting as a resource to support staff development, managing performance, and ensuring operational and portfolio success.</li><li>Provide guidance, mentorship, and accountability to site staff.</li><li>Act as a corporate resource for complex building and tenancy-related issues.</li></ul><p><strong>Financial & Vendor Management</strong></p><ul><li>Prepare and manage budgets; monitor financial performance and provide variance commentary.</li><li>Source and manage subcontractors; authorize purchase orders and expenditures.</li></ul><p><strong>Tenancy & Compliance</strong>.</p><ul><li>Ensure compliance with the BC Residential Tenancy Act (RTA).</li><li>Assist with preparation and attend Residential Tenancy Branch (RTB) hearings and arbitrations.</li></ul><p><strong>Emergencies & Problem-Solving</strong></p><ul><li>Respond to building and tenant emergencies as required, including after-hours availability on evenings and weekends.</li><li>Handle unpredictable circumstances in a calm, professional manner.</li><li>Be hands-on and willing to step in wherever needed to keep the portfolio running smoothly.</li></ul><p></p><p><strong>Required Skillsets</strong></p><ul><li>Self-starter with the ability to succeed independently.</li><li>A steadfast professional attitude with a desire to perform to the best of your abilities.</li><li>Successfully pass a <span >background/criminal</span> record check.</li><li>Hold a valid BC Driver&#39;s License, have a clean driving record, and be willing to travel throughout BC.</li><li>Proven mid-level computer and reporting skills.</li><li>Fluent in the English language, both written and verbal (second language an asset but not required).</li></ul><p></p><p><strong>Education & Experience</strong></p><ul><li>Minimum 5 years&#39; experience in residential property management in BC.</li><li>Firm understanding of the BC Residential Tenancy</li></ul><p></p><p><strong>What We Offer</strong></p><p>Join a team where your work truly matters.
