We are currently seeking a Property Maintenance Technician to Join our Construction's Maintenance team
Troika is seeking a hands-on, reliable, and detail-oriented Property Maintenance Technician to join Troika Construction's Maintenance Division. This role supports both Construction and Property Management teams to keep all residential and commercial assets in top condition. The Technician is responsible for completing, documenting, and communicating maintenance activities—including inspections, repairs, and warranty support—through Troika's maintenance management system. The ideal candidate takes pride in quality workmanship, safety, and delivering excellent service to tenants and internal teams.
Key Responsibilities:
- Perform maintenance and repair work across residential and commercial properties under the Maintenance Department.
- Coordinating preventative maintenance schedules with third party vendors to minimize downtime and costly repairs.
- Handle day-to-day work orders including carpentry, painting, drywall, and general upkeep.
- Complete scheduled inspections of suites, buildings, and systems per the Maintenance departments inspection calendar.
- Support warranty and construction closeout work as assigned.
- Maintain a clean, organized work environment and represent Troika professionally on occupied sites.
- Respond promptly to tenant maintenance requests and emergencies with professionalism and courtesy.
- Coordinate with contractors and vendors for specialized repairs or larger projects.
- Document all work — capture before/after photos, log service details in Yardi, and communicate updates to the Project Manager.
- Monitor and maintain inventory of tools, equipment, and supplies.
- Ensure compliance with health, safety, and building code standards.
- Adhere to safety protocols including toolbox talks, incident reporting, and hazard identification procedures.
- Support property management team by providing input on capital improvement needs and recurring issues.
- Ensure all work meets Troika's quality and finishing standards, guided by the BC Construction Standards Performance Guide.
- Assist with material management — maintain stock of common items (filters, bulbs, paint, trim, etc.) to support timely repairs.

Qualifications:
- 3–5 years of experience in property, building, or facility maintenance, ideally across multi-family, commercial, or mixed-use properties.
- Strong mechanical aptitude with hands-on experience in plumbing, basic electrical, HVAC, carpentry, painting, and drywall repair.
- Working knowledge of preventative maintenance schedules and building systems, including mechanical rooms, fire/life safety systems, and building envelope upkeep.
- Familiarity with BC Building Code and Fire Code requirements for strata and multi-tenant properties.
- Proficiency with digital platforms such as Yardi, Procore, Microsoft Teams, and Outlook (or equivalent work order systems).
- Trained in WHMIS and Occupational Health & Safety; additional certifications such as Fall Protection, Ladder Safety, Confined Space Awareness, and First Aid Level 1 are assets.
- Skilled in the safe use of hand tools, power tools, and maintenance equipment.
- Strong communication, documentation, and organizational skills with the ability to prioritize and work independently.
- Valid Class 5 driver's license and reliable transportation required.
- Trade certification (plumbing, electrical, HVAC) is considered an asset but not required.

- Client-focused mindset: prioritizes tenant and owner experience while balancing safety, cost efficiency, and schedule.
- Detail-oriented and accountable for delivering quality work the first time.
- Collaborative, adaptable, and dependable within a multi-department team structure.
Compensation:
- Salary Range: $50,000-75,000 per year
- Comprehensive benefits package, including extended health, dental, and RRSP matching (for eligible employees)
