Position Description
The Facility Maintenance Operating Engineer will be part of our P3 Building Technologies & Solutions business at Johnson Controls. This position is located at the Cortellucci Vaughan Hospital, where you will join a team that performs a variety of tasks focused on maintaining building systems and equipment throughout the hospital, its central utility plant and general property.
Principle Duties
- Perform preventative and corrective maintenance on critical facility equipment and systems including Steam & Hot Water Boilers, Chillers, Cooling Towers, Air Compressors, Fan Coils, Air Handling Units, Fire Alarm Systems, Pneumatic Tube Systems and Trash and Linen Systems, among numerous other systems and equipment. Competency with operation, logs and readings and repairs of this equipment is mandatory.
- Perform regular facility equipment and systems monitoring and inspection, preventative and corrective maintenance to ensure facility uptime objectives are met, uninterrupted client operation and asset integrity is maintained.
- Work with subcontractors on equipment repair, preventative maintenance, and calibration.
- Perform work in accordance with established Project Agreement processes, including response and rectification guidelines.
- Comply with all internal and external requirements such as authority-driven requirements including but not limited to environmental, health and safety, and fire protection.
- Communicate and record observations about facility equipment and systems conditions and deficiencies and provide suggestions for enhancement and repair.
- Monitors facility by conducting facility walkthroughs, equipment and system monitoring and inspection.
- Maintains, troubleshoots, and repairs equipment and building systems.
- Record repair and correction data within computerized maintenance management database.
- Receive, track, monitor and report on the status of maintenance and repair work within computerized maintenance management databases.
- Recommend spare parts and supply purchases for facility equipment.
- Accurately maintain and complete all equipment logbooks and maintenance records as required by various authorities.
- Assist in the implementation of preventative maintenance (PM) program. Ensure that deficiencies are identified, recorded, and escalated, and that related documentation is maintained.
- Maintain all assigned tools and arrange for repair and replacement where required.
- Assist in enhancing customer satisfaction and maintaining positive relations through the manner in which work is performed and services delivered.

Performs all duties in a safe, diligent, and careful manner, and in strict compliance with company and site-specific occupational health and safety policies, rules, and requirements.
Housekeeping and Clean‑Up
Ensures that all work areas are kept clean, and tidy at all times, in a manner consistent with good housekeeping practices.
General Maintenance
Performs maintenance, inspection and repair work on all facilities and systems within the scope of work defined by the Facility Maintenance Services Agreement (“FMSA”), as and when required, directed, or assigned, consistent with skills, abilities, and training.
PREFERRED
- A good understanding of mechanical and electrical systems including the interpretation of blueprints and schematics.
- Must be familiar with use of building automation systems (BAS) – Metasys knowledge is an asset.
- Must have good oral and written communication skills, and be fluent in the English language.
- Working knowledge on use of computers, handheld devices and other common communication technology.
- Strong client‑service orientation disposition along with a high sense of urgency.
- Ability to succeed in a team‑oriented environment, under very dynamic conditions.
- Ability to maintain confidentiality of JCCLP and client related business activities.
Required
- 5 years or more of facility maintenance experience in healthcare, university, food, manufacturing or other similar commercial or industrial institutions.
- Ontario TSSA 4th Class Certificate and/or Refrigeration B Certificate.
- Experience managing and working hands‑on with boilers, pressure vessels, chillers, generators, water treatment systems and other Central Utility Plant equipment.
- Hydronic and pneumatic experience.
- Must be able and willing to work flexible shifts, be available for on‑call/standby and emergency callouts.
- Available to work shift work, 8hr and/or 12 hour rotating shifts, including Stat Holidays to maintain 24/7 coverage.
- Positive and professional disposition towards work; including willingness to cooperate with co‑workers and supervisors to promote a high performing team.
- Must be willing and able to wear personal protective equipment (PPE).
- Must have the ability to use hand tools, lift/carry 50 lbs., and work on ladders.
- Requires working extended periods on his/her feet multi‑tasking, in a fast‑paced environment.
- Fully Vaccinated and able to provide proof.
- Minimum 2 years’ experience building automation systems, controls and HVAC trouble shooting (Metasys).
- Valid Ontario G Driver’s License.
- Successful candidate will need to pass extensive security/background checks.
Pay Range: 40.04$ hourly rate determined by the CBA/rate sheet. Benefits are provided through a local labor union aligned with a collective bargaining agreement.
