Position Overview

We are seeking an experienced and dedicated Condominium Manager to join our growing team. The ideal candidate will oversee a portfolio of residential condominium corporations and be responsible for all aspects of property management, governance, financial oversight, maintenance coordination, and client relations.

Key Responsibilities

  • Act as the primary liaison between the Board of Directors, owners, contractors, and service providers.
  • Manage the day-to-day operations of assigned condominium properties, including maintenance, budgeting, and owner communications.
  • Prepare and present monthly management reportsannual budgets, and reserve fund forecasts.
  • Coordinate Board meetingsAGMs, and owner communications, including drafting notices, minutes, and meeting packages.
  • Ensure full compliance with the Condominium Act, 1998CMSA, 2015CAO, and CMRAO requirements.
  • Oversee maintenance projects, vendor contracts, and tendering processes, ensuring cost efficiency and quality assurance.
  • Manage owner service requestsby-law enforcement, and insurance claims in a professional and timely manner.
  • Maintain accurate records, financial documents, and correspondence through company systems (e.g., SharePoint, QuickBooks, Power Automate).


Qualifications

  • Licensed Condominium Manager (General Licence) in good standing with the CMRAO (required).
  • Minimum 3 years of experience managing residential condominium corporations in Ontario.
  • Strong knowledge of the Condominium Act, 1998O. Reg. 48/01, and related legislation.
  • Proven experience preparing and managing operating and reserve fund budgets.
  • Excellent communicationorganization, and time-management skills.
  • Proficiency with Microsoft 365 (Outlook, Excel, Word, Teams, SharePoint).
  • Ability to work independently and multi-task across multiple sites.
  • Access to a vehicle and valid driver’s license (required).
