Job Description

We are seeking a detail-oriented and highly organized Commercial Property Accountant to manage the full-cycle accounting for a portfolio of commercial real estate assets. This role plays a key part in ensuring accurate financial reporting, tenant billing, and compliance across multiple properties while supporting asset managers and ownership with timely financial insights.
Key Responsibilities
Property Accounting & Financial Reporting
Prepare monthly, quarterly, and annual financial statements for commercial properties
Maintain general ledger, journal entries, accruals, and reconciliations
Ensure accurate recording of rent, CAM recoveries, realty taxes, and operating expenses
Prepare variance analysis and budget-to-actual reporting
Tenant Billing & Recoveries
Generate and review tenant rent, CAM, and tax billings
Reconcile and prepare annual operating cost recoveries
Review leases to ensure correct billing terms are applied
Work with property management to resolve tenant billing inquiries
Accounts Payable & Cash Management
Review and process property invoices and payments
Ensure expenses are properly coded and allocated
Monitor cash flow, bank accounts, and property-level balances
Budgets, Forecasting & Audit Support
Assist in preparing annual operating budgets and forecasts
Support year-end audits and working papers
Coordinate with external accountants and auditors
Compliance & Controls
Ensure compliance with accounting policies, lender requirements, and internal controls
Support mortgage reporting, reserve tracking, and covenant reporting
Qualifications
3+ years of property accounting or real estate accounting experience
Strong understanding of commercial leases, CAM, and recoveries
Experience with Yardi, MRI, JD Edwards, or similar property management software an asset
Advanced Excel skills (pivot tables, lookups, financial modeling)
